STAMFORD, CT – Foodservice distributor Driscoll Foods has purchased the Mid-Hudson Logistics Center in West Coxsackie, New York.

Driscoll, an independent, family-owned foodservice distributor serving the Northeast U.S. since 1971, bought the facility from Winstanley Enterprises. Driscoll plans to utilize the facility to expand its distribution capabilities throughout the Hudson Valley and portions of New England.

At 333,386-square-foot, the Mid-Hudson Logistics Center is a modern industrial tri-cool distribution facility situated on approximately 30.7 acres within an established industrial park in Greene County, New York. The $43 million industrial distribution facility is at 1 Van Bergen Lane in West Coxsackie.

The property features a unique combination of ambient, refrigerated and freezer storage space, including nearly 110,000 square feet of temperature-controlled warehouse space, making it well-positioned for food distribution and cold chain logistics operations. The facility also offers 61 dock-high loading doors, 29-foot clear heights and direct access to major transportation corridors throughout the Northeast.

Winstanley Enterprises acquired the property in August 2024 and subsequently invested significantly in capital improvements to enhance the facility’s infrastructure and functionality. The building was previously occupied as a regional distribution center for a major grocery retailer.

Located approximately 2.5 miles from Interstate 87 and 18 miles from Interstate 90, the property provides efficient access to major Northeast markets. From its Hudson Valley location, the facility can reach approximately 47 million consumers within a four-hour drive, spanning markets from Boston to Philadelphia.

Driscoll distributes a variety of foods, including fresh produce and dairy throughout the Northeast from its other facilities in Wayne NJ, Amsterdam, NY and Stroudsburg, PA.

“We are very pleased with the outcome of this transaction and proud of the work our team completed to enhance the functionality and marketability of Mid-Hudson Logistics Center,” said Adam Winstanley, Principal of Winstanley Enterprises. “The sale reflects the strong demand we continue to see for distribution assets across the Northeast, especially facilities that can support food logistics and other temperature-sensitive supply chains.”
